Terms & Conditions – MELODY 1 & 2

1. Project Overview

All details related to MELODY 1 & 2, including design, specifications, amenities, pricing, and offerings, are subject to change by the developer at their discretion, in compliance with the Real Estate (Regulation and Development) Act, 2016 (RERA) and other applicable laws. Changes will be communicated to buyers via the official website or direct notification. Prices and visuals are indicative and may not reflect the final offering.

2. Booking and Allotment

• Booking is confirmed only upon receipt of the prescribed booking amount as per the developer’s policy.
• The allocation of specific units is at the sole discretion of the developer, subject to availability.
• The buyer must execute the Agreement to Sale within the stipulated time frame provided by the developer to secure the allotment.

3. Payment Terms

• Payments must adhere to the payment schedule issued by the developer, available upon booking.
• Delays in payment may incur interest as specified in the Agreement to Sale.
• Payments are to be made exclusively through accepted modes into the developer’s official account, details of which will be provided during booking.

4. Carpet Area & Visuals

The final carpet area will be confirmed based on RERA-approved plans. Layouts, furniture, and visuals in marketing materials are for illustrative purposes only and are not guaranteed to be part of the standard offering unless explicitly stated in the agreement.

5. Possession & Delay

Possession will be provided within the timeline outlined in the Agreement to Sale, subject to force majeure conditions (e.g., natural disasters, government restrictions). In case of delays, compensation will be provided to buyers as per RERA guidelines.

6. Cancellation Policy

Cancellation requests will be processed according to the terms outlined in the booking form or Agreement to Sale. Refunds, if applicable, will be issued after deducting cancellation charges and applicable taxes, as per the developer’s policy and RERA regulations.

7. Legal Framework

All transactions are governed by the Real Estate (Regulation and Development) Act, 2016 (RERA) and other relevant local laws. Buyers are advised to independently verify all legal documents, including RERA registration, before proceeding with any commitment.

8. Communication & Updates

By expressing interest or booking, you consent to receive project-related updates via phone, SMS, or email from the developer or its authorized representatives. You may opt-out at any time by replying "STOP" to messages or contacting us directly.

9. Jurisdiction

All disputes arising from these terms shall be subject to the jurisdiction of competent courts in Pune. Buyers are encouraged to seek legal advice before agreeing to these terms to understand their rights and obligations fully.
